We design for the place, not the catalog.
Gulf Coast heat, year-round humidity, and the wear of weekly turnover are the conditions every material has to answer to. Limewash over drywall. Rift-sawn white oak over engineered veneer. Texas limestone over imported stone that was never built for this climate — finishes that hold their reading through two hundred nights a year, not just the day we install them.

Limewash plaster
A breathable, lime-based finish that resists the humidity cycling of Gulf Coast summers without cracking or staining.

Rift-sawn white oak
Dimensionally stable through Houston’s humidity swings, warmer underfoot than the stone it often sits beside.

Texas limestone
Quarried in the Hill Country, cool underfoot, built for a climate that punishes softer stone.

Full-grain leather
Ages into the wear rather than showing it. Outlasts performance fabric across turnover cycles.

Blackened steel
Holds its finish against humidity better than raw or lacquered alternatives. Reads as structure, not statement.

Yes. Design is offered as a standalone service. Owners who want ongoing operation can also retain Houston property management.
Six to ten weeks. Without the import and customs timeline that applies in Mexico, we hold to the timeline we quote at the concept stage.
Both. The material palette is the same. The composition adapts to the space.
Yes. Design is tuned for short-term rental turnover across Airbnb, Vrbo, Booking, and direct channels.
Either. Sometimes the bones are good and the problem is styling, palette, or a handful of pieces. The walkthrough tells us which.
