Running a villa at Querencia is different from running a villa anywhere else in Los Cabos, and different again from running one at Palmilla fifteen minutes down the Corridor or Pedregal forty minutes west. What Querencia Actually Is

A Private Club That Happens to Have Houses.

Querencia is a private, members-only residential community — closer in structure to a country club with a residential footprint than to a traditional gated neighborhood with a golf amenity.

Most of Los Cabos operates on a gated-community model: buy a villa, you’re in, rent it when you like subject to HOA rules. Querencia operates on a club-membership model layered on top of residential ownership. Buying the villa gets you through the gate. The amenities — the Club Village, the Q Spa, the Beach Club, the Fazio course, the members-only restaurants, the tennis and paddle courts, the kids’ and teens’ clubs — are accessible through membership structures that run parallel to, not automatically with, the deed.

This matters for rental operations in three specific ways. First, renters have limited access to members-only amenities. A guest booking a Querencia villa does not automatically get the Fazio course, the Beach Club, or the signature dining venues. Owners and managers who market Querencia rentals as “full resort access” misrepresent the offer and set guests up for a disappointing arrival. Second, the HOA runs its own Querencia Property Management Services as the first-party option for owners — which means independent managers operate alongside, not instead of, the community’s in-house program. Third, the community curates its rental culture more actively than Palmilla or Pedregal do; Querencia is not “zero rental” like El Dorado or Maravilla, but it is not the open rental market of Villas del Mar either.

One of the established residential neighborhoods inside Querencia, offering single-level and two-story homes with Sea of Cortez and Fazio-course views. Classic Baja architecture, well-landscaped, walking distance to the Clubhouse Village. Infinity-edge pools and shaded patios are common. A workhorse asset class — solid rate ceiling, reliable occupancy, favored by returning members.

Residences closer to the clubhouse, the pools, the Q Spa, and the Fazio course. Members who use the club daily choose these addresses. For rentals, the uplift comes from walkability to the clubhouse for guests who have arranged member access through the owner. Without that access layer, the uplift compresses.

Oceanfront Residences & Beach Club

The newest layer — oceanfront condominiums and beachfront estates developed under the McCloskey-era $60M expansion, positioned on or steps from Acapulquito Beach. These are the most rentable units in Querencia because their value proposition is beach-and-ocean forward rather than club-amenity forward — meaning the limited-access issue matters less to the guest.

Custom Estate Homesites

The highest tier — multi-million-dollar custom estates on homesites ranging from roughly 1,500 to over 4,000 square meters, many with full ocean views. Rate ceilings here are the highest in the community. These are peak-week bookings, seven to ten nights minimum, often booked a year out by repeat guests. A single misplaced peak week is the entire annual management fee.

Running a Querencia rental requires coordinating with a private club membership structure on top of the standard Mexican foreign-ownership administration — an operational layer specific to Querencia’s club-layered model.

Querencia’s main gate off the Tourist Corridor is staffed 24/7 and is the community entry. It is not the hardest layer to navigate. The hardest layer is what the HOA, the golf club, and the Beach Club each require of a rental operation, and the extent to which a guest’s experience depends on how those three relationships are maintained.

Four lines that have to be clear before a guest arrives

A guest books a four-bedroom villa in Las Colinas. Before the guest lands, four separate things have to be true. The Querencia HOA has to have the rental registered with current owner contact on file. The golf club has to be clear on whether the guest has arranged access (most do not — and that has to be communicated honestly in the booking confirmation). The Q Beach Club access has to be confirmed per the owner’s membership status and the club’s guest policy. And the in-villa service expectations — housekeeping frequency, grocery pre-stocking, private-chef coordination through approved vendors — have to match what the HOA’s vendor rules allow, because Querencia curates its vendor list more tightly than Palmilla or Pedregal.

If any one of those four lines is unclear — a guest arrives expecting course access that was never arranged, a housekeeper shows up who isn’t on the approved vendor list, a grocery service is blocked at the gate — the star rating is lost before the guest unpacks.

Standing relationships at every desk

Every Querencia villa in our portfolio has a documented file covering HOA registration, owner’s golf-club membership status and guest-access policy, Beach Club standing and membership type, approved-vendor list alignment, and current Querencia HOA vendor credentials for our housekeeping, maintenance, and concierge providers. Every reservation generates pre-arrival registrations filed with the HOA on the timeline it requires, a guest briefing that accurately describes what the rental includes and does not include at the club level, and pre-arranged member-access coordination when the owner has authorized it.

Our vendors carry standing Querencia credentials. Last-minute additions, guest vehicle changes, and late-night arrivals are handled directly with the security desk by our local team.

Maintenance Cadence

Desert, Course-Adjacent, or Oceanfront.
They Age Differently.

Querencia’s 1,800 acres span desert foothills, Fazio fairway frontage, cliffside parcels, and the Acapulquito oceanfront — three different exposure profiles, each requiring a different maintenance calendar.

Querencia’s land runs from the foothills above San José Bay down to the beach at Acapulquito, and a villa’s position on that slope determines how it ages. Hillside villas in Las Colinas or Horizontes live in desert exposure — high UV load, dust from the arroyos, pool chemistry driven by evaporation rates rather than salt load. Fairway-adjacent homes in the Club Village sit in the path of recycled-water irrigation drift from the Fazio course, which brings its own mineral-deposit pattern on villa exteriors. Oceanfront condominiums and Beach Club residences carry the same salt load any Sea of Cortez beachfront carries: tighter pool chemistry, shorter exterior-rinse intervals, faster textile fade.

Hurricane exposure on the San José side of the Corridor is lower than Cabo San Lucas but not zero. Hurricane Odile in September 2014 remains the reference event for the region — Querencia’s recovery, like the rest of the Corridor, shaped the generation of construction that followed. We run a pre-season audit every May and staged hurricane protocols from June through October, differentiated by location inside the community.

The operational answer is cadence. Oceanfront units on a two-week exterior-rinse interval through dry season. Fairway-adjacent homes on a four-week mineral-deposit inspection. Hillside villas on a UV-focused quarterly review of exterior finishes, pool chemistry, and landscape irrigation. Outdoor-furniture refresh cycles set per location, not per community. A villa run on a Querencia-location-specific cadence still photographs like the listing seven years in.

Querencia ownership layers a high-touch HOA relationship, a fideicomiso bank trust, a separate golf-club membership, and a rental yield model tempered by the community’s members-only culture — an administrative stack that requires real presence to manage.

Most foreign-owned Querencia villas are held in fideicomiso — the Mexican bank trust structure required for non-citizens who own inside the restricted coastal zone. Some are held through a Mexican corporation. Underneath whichever ownership structure applies, a Querencia villa typically carries the community HOA relationship (fees scale with property size — confirm current figures with the HOA directly), an optional but commonly held golf-club membership (initiation and annual dues set by the club — confirm at time of inquiry), and — on the Corridor side — a state-level lodging-tax registration with Baja California Sur and a municipal operating license through the San José del Cabo municipality.

Rental registration is not automatic. The HOA requires documentation filed in person during business hours. Fideicomiso annual obligations (trustee fees, bank notifications, Hacienda filings) have their own calendar. Golf club standing has to be maintained separately; a suspended membership shows up as a denied guest tee time the morning of arrival. Vendor credentials for housekeeping, maintenance, concierge, and grocery delivery have to be kept current with the HOA’s approved-vendor registry.

Yield modeling at Querencia also requires a realistic frame. A villa in the Oceanfront Residences rents differently than a villa in Club Village because the beach-forward product sells to guests who do not need course access; the club-forward product sells only when the owner has arranged guest access, which most owners do not do year-round. We build the yield model against what the villa can actually deliver — which delivers a closer-to-reality net-revenue outcome after the first full year.

We handle the full administrative layer: fideicomiso coordination with the owner’s bank trustee, HOA rental registration and documentation, per-stay guest briefings that honestly describe the amenity access included, vendor-credential maintenance, violation response in Spanish, annual dues, golf and Beach Club membership maintenance where we are authorized, BCS state lodging-tax remittance, and San José del Cabo municipal license renewal. On the guest-experience side, Querencia’s location places the villa fifteen minutes from central San José del Cabo’s Art District, twenty minutes from SJD airport, and inside a community where Acapulquito Beach (one of the region’s most prized surf breaks, directly below the Beach Club) defines the daily rhythm.

Bought for the view, the privacy, and the buildout control of a custom estate. Rents modestly — eight to twelve weeks at peak rate — and uses the villa the rest. A seven-to-ten-night peak booking represents a month of lower-tier revenue, and mispriced peak weeks are the entire annual management fee. Querencia is approximately fifteen minutes from central San José del Cabo’s historic Art District (known for its Thursday evening Art Walks from November through June), twenty minutes from SJD airport, and has direct Acapulquito Beach access via the Q Beach Club. Palmilla’s beachfront and the One&Only Palmilla are about ten minutes west. Cabo San Lucas is a thirty-minute drive.
