We design for the place, not the catalog.
Salt air off the bay, year-round sun, and the wear of weekly turnover are the conditions every material has to answer to. Limewash over drywall. Teak over engineered veneer. Coral stone over imported marble that was never built for this coast — finishes that hold their reading through two hundred nights a year, not just the day we install them.

Regional stoneyards, Miami upholsterers, South Florida metalworkers — vetted trade partners. Trade pieces ship in only when nothing local answers the brief.

Not a house style — six materials that have held up across the residences we’ve operated. Each one survives the climate, the turnover, and the second look.

Limewash plaster
A breathable, lime-based finish that shrugs off Miami’s humidity and salt without cracking or staining.

Teak
Marine-grade and built for salt exposure. Ages silver in the sun rather than breaking down.

Coral stone
South Florida’s native oolitic limestone, quarried regionally, cool underfoot, made for this coast.

Full-grain leather
UV-stable and honest in its aging. Outlasts performance fabric across turnover cycles.

Marine-grade stainless
Holds its finish against salt air where raw or lacquered metal corrodes. Reads as structure, not statement.

Woven abaca and sisal
Texture without the maintenance risk natural fiber usually carries in a coastal, high-turnover rental.

Yes. Design is offered as a standalone service. Owners who want ongoing operation can also retain Miami property management.
Six to ten weeks. Working domestically, without an import and customs timeline, we hold to the timeline we quote at the concept stage.
Both. The material palette is the same. The composition adapts to the space.
Yes. Design is tuned for short-term rental turnover across Airbnb, Vrbo, Booking, and direct channels.
Either. Sometimes the bones are good and the problem is styling, palette, or a handful of pieces. The walkthrough tells us which.
