The Opportunity

The Cabo most owners know is October through May. Long bookings, four-figure ADRs, full concierge calendars, tournament weeks that fill villas six months out. The Cabo they don’t talk about is June through September, when the market discounts, occupancy compresses, and a villa that was grossing $35,000 a week in March lists at $2,200 a night and still doesn’t book.

The owner’s return depends on what happens in both Cabos. We run them differently.

The Operating Cadence

Cabo is a desert coastline with a Pacific hurricane season. The wear curve is UV, salt, and wind — not jungle humidity. The work is on a cadence: weekly exterior washes through dry months, full pre-season audit in May, staged hurricane protocols from July through October, and a recovery sweep before high season opens. What breaks in June determines what earns in December.

The Rate Power Problem

Most Cabo villas have more rate power than their listing is earning. A $6,000 USD-per-night villa under-shot by $1,200 USD for a seven-night booking is $8,400 USD left on the table in one stay. Across a peak season, the compounded loss is larger than most owners’ annual management fee. Pricing discipline — by zone, by week, by event calendar — is the single largest operator lever in this market.

Every gated community in Los Cabos has its own short-term rental regime — and most of them have sub-enclaves with their own on top of that. Pedregal operates under guard-gate registration protocols that differ between Upper Pedregal (the hillside) and Lower Pedregal (closer to town). Palmilla is not one community but fifteen: Villas del Mar and Caleta are oceanfront enclaves with the strictest rental oversight, Caleta Loma sits above them, Palmilla Estates and Villas de Oro cluster the golf side, Palmilla Cove and Palmilla Norte have their own HOA terms, Oasis Palmilla and Espíritu del Mar enforce sub-community rules that individual owners inside Palmilla don’t always know apply to them. Queréncia operates under its member-guest framework as a private club community. Puerto Los Cabos contains Fundadores at the top end, with rental protocols distinct from the broader development. Cabo del Sol, Diamante, and Cabo Bello each carry their own documentation requirements and violation structures.

The Shoulder Season

The Owners Who Profit in Cabo Are the Ones Who Don’t Lose Money in August.

From October through May, a well-run Cabo villa earns. From June through September, most of the market gives back a portion of what it just earned. The owner’s annual return is determined more by what happens in the shoulder than by what happens in peak — because peak is largely won by the house itself, and shoulder is won by operations.

Our shoulder-season protocol is different from peak. Pricing shifts to capture longer stays — two-week and month-long bookings from remote-working families, summer visitors extending trips into the off-season, regional demand from Mexico City and Monterrey that doesn’t show up in the US-sourced occupancy data. Minimum-night policies flex down, then back up. Maintenance work that can’t happen during a booked peak gets scheduled into the quieter weeks intentionally, so the villa comes out of September ready for November and not scrambling.

The shoulder isn’t a revenue problem to be minimized. It’s the period in which the operator earns their fee.

Pricing across Cabo’s two seasons treats peak (October–May) and shoulder (June–September) as separate markets. Peak is underwritten against the event calendar — Bisbee’s, Día de los Muertos, Thanksgiving, Christmas/New Year, spring-break windows, wedding-season compression at the major resorts. Shoulder is priced for longer stays, minimum-night policy flexes down, and regional demand from Mexico City and Monterrey is actively marketed to. Most of the annual return differential between good and average operators shows up in shoulder months, not peak.
