Originally marketed as "Natiivo Powered by Airbnb," it was the first building in the United States conceived specifically for short-term rental investment. All 412 condo residences are delivered fully furnished and turnkey-ready with interiors by Urban Robot.
As of January 2026, the building has zero rental restrictions. Its hotel license provides structural long-term protection for STR rights — a critical distinction from standard residential condos where future board votes can restrict or eliminate short-term rentals entirely. The 25% Question.
The In-House Default
Natiivo's developer offers an in-house management program at 25% of gross revenue. By condo-hotel standards this is competitive — traditional hotel programs often take 50% or more plus daily fees. But 25% is the default, not the floor. Self-managing owners pay only Airbnb's 3% platform fee, keeping roughly 90% of revenue. The gap between 25% and what independent management can deliver is where the real calculation happens.
The in-house program provides convenience: the building handles guest operations, cleaning coordination, and listing management. But convenience and optimization are different things. A program managing hundreds of identical units in the same building has limited incentive to differentiate any single owner's listing. An independent operator whose income depends on your unit's performance does.
Hotel License as Insurance
The most underappreciated feature of Natiivo is not its Airbnb branding — it is the hotel license. In Miami, regulatory risk is the silent threat to STR investment. Buildings without hotel licenses can have their rental policies changed by a single condo board vote, or face municipal enforcement actions that make short-term operation impractical. Natiivo's hotel license embeds STR rights at the zoning level, providing a degree of long-term protection that most residential condos cannot offer.
